Triad International, a California Limited Liability Company, is a full service engineering and consulting firm consisting of civil, environmental, mechanical, chemical, and fire protection engineers that work with organizations in the public and private sectors to achieve superior results in engineering, environmental science, real estate and construction projects. Triad specializes in Due Diligence services to support the commercial lending industry, as well as many other quality services to support the needs of various institutions in both the public and private sectors. With offices in Philadelphia, Los Angeles, and Guam for increased accessibility and reliability and carrying the industry standard insurances, clients feel comfortable that their projects will receive the attention and detail that they require. Triad takes a whole building approach to engineering innovative green and energy solutions. Triad specializes in performing Energy Audits of existing commercial properties for both the public and private sectors.
Triad has licensed professional engineers to offer energy consulting services to government, municipal and commercial clients. Each of our Principal Engineers has around 10-years of experience in energy management, building equipment life cycle planning and commercial energy consulting. The Triad team is able to offer a custom energy consulting service that addresses clients’ need across the spectrum including industrial, commercial and governmental.

Jonathan Nelson, PE, REA
President and Managing Principal


Jonathan Nelson has been providing civil and environmental science and engineering services to companies, organizations, property owners, and government agencies for the past 15 years. Due to the dynamics of today’s real estate market and construction industry, the need for quality professional consulting services is ever so important. Institutions need to be able to trust and rely on their consultants to deliver the work product on time, with accuracy and precision to support their efforts in making necessary timely decisions. With that in mind, Mr. Nelson believed that he could make a more substantial impact on the industry and be of greater service if he could work with professionals with a diversity of expertise who share his vision and passion under a single umbrella. As a result, Triad International was formed in May of 2001. Although Mr. Nelson oversees all aspects of the company, he still works closely with the other professionals on the project level in a team environment to make certain that clients receive the quality they deserve. Mr. Nelson values relationships with Triad clients and personally takes responsibility for the management of these relationships reminding clients that Triad is here and continually able to meet their needs.

Selected Experience
Mr. Nelson specializes in preparing Architectural and Engineering Physical Condition Assessments, Document and Constructability Reviews, PML’s, Construction Administration Services, Environmental Engineering Services, including Phase I Environmental Site Assessments and Construction Management Services for commercial properties throughout the country for many of the major real estate investors and providers of equity and debt financing. Mr. Nelson has worked on all types of properties that included industrial, office, retail, multi-family, mixed-use buildings and undeveloped land.

In addition, Mr. Nelson worked for construction companies and consulting firms where he functioned in Project and Program Management capacities as well as construction management roles for multi-million dollar projects including hospitals, jails, water treatment plants, sewer systems, bridges and railways.

Mr. Nelson has served as an engineer for several national environmental consulting firms where he performed and managed environmental site assessments on various industrial, commercial, institutional and residential properties. Assessments included limited and comprehensive surveys for asbestos, lead-based paint, lead-in-drinking-water and radon gas emissions. He also managed subsurface investigations to determine the presence of contamination in soil and groundwater that included the sampling of hazardous and non-hazardous groundwater from monitoring wells and streams; the managing and design of Granular Activated Carbon (GAC) groundwater pump and treatment systems; the preparation of discharge and sampling analytical reports to submit to the EPA and other environmental agencies; the performing of statistical analysis in order to predict groundwater flow and plume development characteristics; the preparation of written reports in formats prescribed by various fiduciary institutions, and performed peer reviews on reports completed by competing firms.

Courtney Dumas, MRED
Vice President


Mr Dumas has worked in the real estate development industry for over ten years and has strong project management experience of the development & construction process.  His experience includes the development of luxury single family homes for a national home builder. His main area of expertise is in entitlements or the approval process.  He has worked extensively with clients in obtaining government approval for their projects that range from master planned single family developments, condominium conversions to large mixed-use developments with hotel, retail, and residential components. He is experienced in assembling and leading development teams including architects, engineers, lawyers, historical consultants, traffic consultants, soils engineers, etc. and as such has established strong relationships with many professional consulting firms.  In his capacity as Project Manager, Courtney has acted as the owner’s representative on projects that he has taken from conception, due diligence, acquisition, design, entitlement, through to construction, marketing and sales. Mr. Dumas holds a Bachelors of Science degree in Management Information Systems from Tulsa University, Tulsa, Ok. and a Masters in Real Estate Development from the Univ. of Southern California, Los Angeles, CA.

 

| Quality Assurance/Quality Control Program |
Quality Assurance encompasses Triad’s oversight of all consultants used to complete the project. Quality Control of all work product will be handled internally by Triad principals.

Triad International, LLC utilizes our proven QA/QC Program in the administration of all Triad Projects. The Program encompasses the procedures that successfully integrate the work functions of both Triad personnel and its sub-consultants. A principal-in-charge is assigned to each Triad project. The principal-in-charge will establish the specific project Quality Assurance and Control framework based on Triad procedures to ensure that the operation and resulting products meet the specifications outlined by the project client.
Standards
The principal-in-charge will be responsible for making sure that all work done meets established standards. In the absence of standards then meeting local municipal code, showing proof of permits awarded by government agency etc. may serve as having met standard. Where necessary, the review team, may assist in establishing standards.

Records Management
All project information including reports, schedules, budgets, etc. will be electronically saved on a secure server and made remotely available to the project team and client. Document control procedures will be implemented for consistency, reliability, and safe storage and retrieval of documents.

Review Team
The principal-in-charge, when necessary, will assemble a review team consisting of other Triad principals to peer review any final work to ensure that it meets or exceed Triad standards. Project and discipline specific feedback will be provided to all employees and consultants about each project element reviewed.

Reporting
QA review reports will be in a standard format and will be based on consistent, objective criteria. The purpose of the reports is to facilitate a cooperative effort to maintain or improve quality. The tone and content of the reports will reflect this goal.

Sub-Consultants
All sub-consultants shall carry liability insurance (including malpractice insurance, if warranted) relative to any service that they perform for Triad International. Evidence of insurance and a valid certificate listing Company as certificate holder and additional insured must be received and on file with Triad prior to any commencement of services and issuance of any payments to Sub-Consultant by Triad for services rendered.
